Hidden Dangers in Akron & Canton Homes

Uncovered during routine home inspections from homes in Stark, Portage and Summit Counties

1

Health hazard with mold averted

This will eventually cause major problems. Downspouts should never terminate on a roof below. They should always extend to the gutter. Upon further investigation, moisture was found on the underside of the roof sheathing. Mold was beginning to form which in return will cause poor air quality inside the home.  Mold is a very serious health hazard!

This serious electrical risk isn't worth it

Here we have a Federal Pacific electric panel. These circuit breakers are known to not trip properly. When breakers do not trip properly, there is a serious risk of the breaker arcing and a fire starting. Would you be comfortable not knowing if one of these electric panels exist in your home? Or worse, would you be comfortable with your family going to bed at night not knowing if your electric service is safe? The risk just isn't worth it!

This gas could cause health problems

Here we have a picture of an exhaust vent pipe that's connected to the gas water heater of the home. As you can see, the exhaust vent pipe terminates right below the ridge vent on the roof above. This could cause major problems!  As the gases exit the vent pipe, they could recirculate into the house by means of the attic ridge vent above. This will lead to very dangerous air quality for the home, and could lead to serious health issues for the home owners.

8 REASONS YOU SHOULDN'T SKIP A HOME INSPECTION

  • check
Avoid a Money Pit - Foundation and structural issues are some of the most expensive items to remedy and repair. Being aware of these ahead of time can prevent you from buying a home that will need tens of thousands in repairs down the road.
  • check
It Gives you an "Out" - Most real estate contracts are structured to protect the buyer.  If you're not comfortable with the results of the home inspection you may send a notice to terminate before your inspection objection deadline.
  • check
Safety for you and your family - Why put your family at risk if your home has radon, carbon monoxide or mold issues?  How about faulty wiring or plumbing work?  These can lead to serious health and/or safety risks for you and your family.
  • check
Get a Better Sales Price - In many cases, the seller will be willing to work with you to remedy problems found in the home inspection report.  Many sellers prefer to give you a credit that will go towards your closing costs, effectively lowering the net sales price.
  • check
Plan for Future Expenses - It's VERY helpful to understand about how long your HVAC, hot water heater, or refrigerator will last before needing repairs or replacement.  Home inspectors can give you a feel for what future expenses will look like so you're not surprised down the road.
  • check
Insurance and Lender Requirements - Some home insurance companies and lenders will require that certain conditions are met before approving a property. The last thing you want is a delayed closing because the appraiser has red-flagged areas of your home that are uninsurable or unacceptable to the lender.
  • check
Learn About Your New Investment - Most home purchases are the biggest investment you'll ever make.  A home inspection is a great time to walk-through with your home inspector and ask questions.  They are a valuable resource on ways to remedy problems and save money!
  • check
New Builds Aren't Free From Problems - Most people assume new builds don't have issues.  Not the case.  They are susceptible to poor workmanship, having defective appliances or builders cutting corners to save money.  Make sure you're getting a second opinion.
